- Mainland China hyperscale data centre platform developer and operator. Created two large campus developments with c.200MW IT load potential capacity from concept and land acquisition through to world-class operations. Delivered 8.5x+ to early investors / c.US$700m equity secured.
- Led underwriting and initial investment in Asia Pacific hyperscale data centre platform to acquire land and build two data centre facilities. Closed $150 million mezzanine + common equity investment. Worked with management and other investors/stakeholders to complete construction of initial sites and expand into other markets. Exited investment after three years with IRR 72%. Currently one of largest platforms in Asia.
- Originated and underwrote c.$80m senior debt facility with warrants for Montreal-based DC operator. Worked with management and investors to deploy additional capital for capex and expansion of facilities. The company sold to larger operator. Debt investment yielded ROI = 1.41x and IRR of 27%.
- Originated and underwrote $36m senior debt facility for Texas-based data centre company to consolidate other debt and provide expansion capital. Maintained close relationship with management and owner of company; sold data centre asset. Over the hold period, the senior debt facility generated a MOIC of 2x and IRR of 13.8%.
- Originated and underwrote $30 million second lien investment in data centre platform based in Austin, TX. Company sold four years later. Secured debt yielded 11.4% IRR.
